Appointment may be for a standard or partial service as may be agreed on. Standard project format consists of Six Stages:-

Stage One:
Discuss the client’s brief, budgetary constraints, site constraints, need for consultants, project programme, method of contracting

Stage Two:
Prepare initial designs and advise. Obtain clients approval.

Stage Three:
Develop the design, incorporate all services and input from consultants.

Stage Four (i):
Prepare documentation for local authority submission.

Stage Four (ii):
Finalize building and construction documentation and call for quotes and tenders.

Stage Five:
Administer the building contract and give the contractor possession of the site. Issue building specifications and construction documentation and inspect the works for conformity to the contract documentation.
Perform duties assigned to the Principal Agent, issue payment certificates, issue the Certificate of Practical Completion, assist the client in obtaining the certificate of occupancy from the Council.

Stage Six:
Preparation and handover of the Project. Issue the Certificate for Final Completion to the Contractor.
